Mandarin Oriental Downtown, Dubai is the group's second property in the city. The operator announced the opening in a release of 7 November 2025, after an August 2025 release had scheduled it for October 2025.
The hotel sits inside Wasl Tower on Sheikh Zayed Road. UNStudio designed the twisting tower and Werner Sobek engineered it, and the operator describes its ceramic façade as the region's tallest. The release gives the height as 303 metres, while the hotel's own page says 302. G.A Group of London did the interiors. There are 259 guestrooms and suites, 224 private residences and 10 dining venues, and a rooftop helipad for VIP arrivals.
The release names Yù & Mì, a Chinese bar and restaurant, Chitarra for handmade pasta and Noia by the Pool on the 11th-floor rooftop terrace, with Billionaire, Lion in the Sun, Osaka and Pavyllon Dubai by Yannick Alléno to follow. The wellness area runs over two floors and has nine treatment rooms, two couples' suites and a VIP suite with a hammam. The pool terrace has a 25-metre lap pool, a leisure pool and a kids' pool.
Events use more than 2,000 square metres, including a 1,000-square-metre ballroom. Dubai International Airport is about a 23-minute drive away.
